Deck, flashing, penetrations, ventilation and drainage, not just the surface. Every area of concern is photographed.

A written summary with photographs: what is urgent, what can wait and what it costs to put right.
4. You decide
No pressure and nothing scheduled until you say so. If a claim is involved, we explain that path too.

Common questions
- Is the roof inspection really free?
- Yes. The inspection and the written findings with photographs cost nothing, whether the outcome is a replacement, a small repair or no work at all.
- How long does an inspection take?
- Usually 30 to 45 minutes on site, longer if the roof is large, steep or has several problem areas to document.
- Do I need to be home?
- It helps, because we can walk you through the photographs on the spot, but it is not required. We can send the findings instead.
- What do you actually check?
- Roof covering, flashings, penetrations, valleys, ventilation, drainage and gutters, plus any interior signs of water where you can point them out.
- What if you find hail or wind damage?
- We document it the way an adjuster reads it and explain your options. If a claim makes sense, we can walk the claim with you.
